Central Jersey · New JerseyFrom Trenton to West Windsor: what changes locally, what does not, and how to find out in fifteen minutes what you actually qualify for.
Mercer County, with its county seat in Trenton, takes in Hamilton, Trenton, Princeton, Ewing, Lawrence Township, Robbinsville and West Windsor. This is home territory for us: our New Jersey office is in Hamilton, and our officers write pre-approvals here every week.
The 2026 baseline conforming limit is $832,750 nationally, and that is the figure that applies in Mercer County. Loans above it are jumbo, which means tighter reserves and different pricing.
Our New Jersey office is at 100 Horizon Center Boulevard in Hamilton, and Mercer County is the branch's home market. Hamilton itself is the county's largest township and its bread-and-butter housing: Cape Cods, ranchers and split-levels in Mercerville, Yardville and Nottingham that remain a realistic first purchase. Ewing and Lawrence are similar, Trenton's rowhomes are the county's most affordable inventory, and Robbinsville and West Windsor to the east are newer construction with the Route 130 and Princeton Junction commutes. Princeton, Hopewell and Pennington are the county's top of the market, where a purchase can run past the conforming baseline into jumbo.
Mercer County is not in the New York metropolitan high-cost group, so its conforming limit is the national baseline, and we check every pre-approval against it. New Jersey's attorney review period follows the signed contract, and Elmer Perez, our branch manager, can refer buyers to local attorneys, including Spanish-speaking ones. Property taxes here are among the highest in the state relative to price, especially in Trenton, Ewing and Hamilton, so the tax figure often decides the qualifying payment; we use the current bill, not the listing estimate.
As a participating NJHMFA lender we pair the agency's down payment assistance with FHA, VA, USDA and conventional first mortgages for buyers within its limits. Walk in, call the branch, or start below and someone from this office calls you back the same business day.
In New Jersey, closings are typically handled by an attorney, and buyers usually have attorney review after the contract is signed. Property taxes are escrowed quarterly, and the appraisal and title work run in parallel with underwriting.
FHA limits are set by HUD county by county, and NJHMFA income and purchase price caps change periodically. We check the current figures for Mercer County on every file rather than quoting from memory. Official source: NJHMFA. VA and USDA $0-down loans are available where the borrower and property qualify; USDA eligibility is address-specific, so we check the property on the USDA map before assuming either way.

NJHMFA, the state housing agency, offers first mortgages paired with down payment and closing cost assistance for eligible New Jersey buyers, and Stellar is an approved NJHMFA lender. Some counties and municipalities run their own programs as well; ask your officer what is funded right now.
