This Privacy Policy explains how Stellar Mortgage Corporation (“Stellar,” “we,” “us,” or “our”) collects, uses, shares, and protects personal information, and the choices and rights you have. Please read it together with our Federal Privacy Notice (Gramm-Leach-Bliley Act) in Section 16, which governs the nonpublic personal information we collect when you apply for or obtain a loan.
Stellar Mortgage Corporation is a licensed mortgage lender and, in certain states, a licensed mortgage broker. In Georgia we do business as Welcome Home Lending Corporation. Information about our licenses and our mortgage loan originators is available through NMLS Consumer Access at www.nmlsconsumeraccess.org (NMLS ID 2190975). Equal Housing Lender.
This Policy applies when you visit our website or online application portals; contact us by phone, email, text message, chat, or social media; submit an inquiry, pre-qualification request, or mortgage application; or work with us through closing and any interim servicing we provide. It applies to consumers and to real estate professionals, referral partners, and other individuals who interact with us in a business capacity.
Where a federal or state law requires a specific notice (for example, the Federal Privacy Notice in Section 16 or the state-specific disclosures in Section 10), that notice controls on the points it covers.
When you use our website or online tools, we and our service providers collect IP address, device and browser type, operating system, pages viewed, links clicked, referring website, approximate location derived from IP address, and information collected through cookies, pixels, and similar technologies, as described in Section 8.
We do not use personal information for automated decision-making that produces legal or similarly significant effects without human review. Automated underwriting systems (for example, Desktop Underwriter or Loan Product Advisor) produce recommendations that are reviewed by a licensed underwriter before any credit decision.
We do not sell personal information. We do not sell your nonpublic personal information to anyone, and we do not share the information in your loan file for cross-context behavioral advertising. As explained in Section 8, advertising cookies and pixels on our website transmit online identifiers and browsing activity to advertising partners; under California law this is treated as “sharing,” and you may opt out at any time. We do not knowingly sell or share the personal information of anyone under 18.
We share information with companies that perform services on our behalf under contracts that restrict their use of the information, including loan origination system and technology providers (for example, ICE Mortgage Technology / Encompass), credit and verification services, appraisal management, title and settlement, document preparation and e-signature, customer relationship management, email and text messaging platforms, cloud hosting, quality control, compliance, accounting, and legal advisors.
We share information as necessary to originate, close, sell, and service your loan with investors and secondary-market purchasers, warehouse lenders, mortgage insurers, government agencies and government-sponsored enterprises, state housing finance agencies, settlement and escrow agents, subsequent servicers, and, with your authorization, your real estate agent, attorney, or other professionals.
Stellar is under common ownership with other businesses. We do not share your personal information with affiliated companies for their own marketing purposes, and we do not share information about your creditworthiness with affiliates. If this practice changes, we will update this Policy and our Federal Privacy Notice and provide any opt-out required by the Fair Credit Reporting Act before doing so.
We may disclose information to comply with law, regulation, subpoena, court order, or a request from a licensing or examining authority; to protect our rights, property, or safety or those of others; to detect and prevent fraud; and in connection with a merger, acquisition, financing, or sale of all or part of our business, subject to applicable law.
We share information when you ask us to or provide written authorization.
By providing your telephone number and agreeing to be contacted, you consent to receive calls and text messages from Stellar and its mortgage loan originators about your inquiry or loan, including calls or texts made using an automatic telephone dialing system or prerecorded or artificial voice. Consent to receive marketing calls or texts is not a condition of obtaining a loan; you may still apply without providing that consent.
When we obtain your credit report, consumer reporting agencies may sell notice of that inquiry (a “trigger lead”) to other lenders as permitted by the Fair Credit Reporting Act, as amended by the Homebuyers Privacy Protection Act. Stellar does not purchase trigger leads. If you receive unsolicited offers from other lenders after applying with us, they did not come from Stellar. You may reduce prescreened offers by calling 1-888-5-OPTOUT (1-888-567-8688) or visiting www.optoutprescreen.com.
Our website uses cookies and similar technologies for the following purposes:
Your controls. You may opt out of advertising cookies at any time through the Your Privacy Choices link in the footer of our website (“Do Not Sell or Share My Personal Information”), or your browser settings. Blocking some cookies may affect site functionality. You can also opt out of interest-based advertising through the Digital Advertising Alliance at optout.aboutads.info and the Network Advertising Initiative at optout.networkadvertising.org, and through the settings of the advertising platforms themselves.
Global Privacy Control. We honor opt-out preference signals, including the Global Privacy Control (GPC), sent by your browser or device. When we detect a valid signal, we treat it as a request to opt out of the sale or sharing of personal information and of targeted advertising for that browser or device, and, where you are logged in or otherwise known to us, for your account. We do not respond to “Do Not Track” signals, which have no common industry standard, but GPC signals are honored as described above.
Opting out of marketing does not affect communications about an active application or loan, servicing notices, or disclosures required by law.
Depending on where you live, you may have the rights described below. Most of the information we collect to originate or service a loan is nonpublic personal information governed by the Gramm-Leach-Bliley Act and is exempt from many state consumer privacy laws; information we collect through our website and marketing activities generally is not exempt. We apply the rights below to all personal information that is not exempt.
If you reside in California, Colorado, Connecticut, Delaware, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, Virginia, or another state that has enacted a comprehensive consumer privacy law, you may have the right to:
Submit a request by emailing [email protected], by completing the Privacy Request form on our website, or by calling 267-241-9900. We will verify your identity using information we already hold (for example, matching your name, address, and last four digits of your Social Security number, or sending a confirmation to the email or phone number on file). We may ask for additional information for requests involving sensitive data. An authorized agent may submit a request on your behalf with your written permission; we may require the agent to provide proof of authorization and may verify your identity directly.
We will respond within 45 days of receiving a verifiable request. If we need more time (up to an additional 45 days), we will tell you why. Requests are free unless they are manifestly unfounded or excessive. If we deny a request, we will explain the reason and how to appeal.
If we decline to act on your request, you may appeal by replying to our decision or by emailing [email protected] with “Privacy Appeal” in the subject line within the time permitted by your state’s law. We will respond in writing within 45 days (60 days for Colorado residents) with the reasons for our decision. If your appeal is denied, you may contact your state Attorney General; we will provide the contact method with our response.
Notice at collection. The table below lists the categories of personal information we have collected in the preceding 12 months, whether we sell or share each category, and how long we retain it. The purposes for collection are described in Section 4, and the categories of recipients in Section 5.

Sources: you, consumer reporting agencies, verification services, transaction parties, referral partners you authorize, marketing partners where you consented, public records, and automatic collection on our website (Section 3).
Sale or sharing. We do not sell personal information. We share internet activity, online identifiers, IP-derived location, and advertising inferences with advertising platforms for cross-context behavioral advertising. To opt out, use the Do Not Sell or Share My Personal Information link on our website or enable the Global Privacy Control. We do not offer financial incentives in exchange for personal information.
Sensitive personal information. We collect sensitive personal information (Social Security number, government ID, financial account information, citizenship status, contents of communications) only for purposes permitted under the CCPA regulations, including performing the services you request, verifying identity, preventing fraud, and complying with law. We do not use it to infer characteristics about you, and therefore do not provide a “Limit the Use of My Sensitive Personal Information” link.
California Financial Information Privacy Act. As a California Financing Law licensee, we provide California customers the Important Privacy Choices for Consumers notice. We do not share nonpublic personal information with nonaffiliated third parties for their own marketing, so no opt-out is required; if that changes, we will provide the required notice and opt-out first.
Shine the Light. We do not disclose personal information to third parties for their direct marketing purposes.
Metrics. Where required, we will publish annual statistics on privacy requests received, complied with, and denied.
We do not sell covered information as defined by Nevada law. You may nonetheless submit a request under Section 10.2.
We maintain an information security program under the FTC Safeguards Rule (16 CFR Part 314) with administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit and at rest, multi-factor authentication for systems containing customer information, access controls, vendor oversight, employee training, and a designated Qualified Individual responsible for the program. No method of transmission or storage is completely secure; if a security breach affects your information, we will notify you and regulators as required by applicable law.
We retain personal information for as long as needed for the purposes described in this Policy and to meet legal, regulatory, investor, and audit requirements. Loan application and loan file records are generally retained for at least three to seven years after the application is denied or withdrawn, or after the loan is closed, sold, transferred, or paid off, as required by federal law (including the Equal Credit Opportunity Act, the Home Mortgage Disclosure Act, and the Truth in Lending Act), state licensing law, and agency and investor requirements. Website and marketing data is retained for up to 26 months unless you opt out sooner. When information is no longer needed, we securely delete or de-identify it.
Our services are intended for adults. We do not knowingly collect personal information from anyone under 18, and we do not sell or share the personal information of minors. If you believe a minor has provided information to us, contact us and we will delete it.
Our website may link to third-party sites and tools, including credit-monitoring services, investor and government portals, and social media platforms. Their privacy practices are governed by their own policies, which we encourage you to review.
We may update this Policy from time to time. We will post the revised Policy on our website with a new “Last updated” date. If we make material changes to how we use or share personal information, we will provide notice as required by law, which may include email notice to customers with an active application or loan.

The following notice is provided in the format prescribed by Regulation P (12 CFR Part 1016) and is delivered to every applicant and customer when the relationship is established. Because we share nonpublic personal information only as permitted by law and do not share for affiliate or nonaffiliate marketing, we do not send an annual notice; the current notice is always available on our website.
WHY? Financial companies choose how they share your personal information. Federal law gives consumers the right to limit some but not all sharing. Federal law also requires us to tell you how we collect, share, and protect your personal information. Please read this notice carefully to understand what we do.
WHAT? The types of personal information we collect and share depend on the product or service you have with us. This information can include: Social Security number and income; account balances and payment history; credit history and credit scores; employment information and assets. When you are no longer our customer, we continue to share your information as described in this notice.
HOW? All financial companies need to share customers’ personal information to run their everyday business. In the section below, we list the reasons financial companies can share their customers’ personal information, the reasons Stellar Mortgage Corporation chooses to share, and whether you can limit this sharing.

Who we are. Who is providing this notice? Stellar Mortgage Corporation (NMLS ID 2190975), in Georgia doing business as Welcome Home Lending Corporation.
How does Stellar protect my personal information? To protect your personal information from unauthorized access and use, we use security measures that comply with federal law. These measures include computer safeguards and secured files and buildings. We restrict access to your information to employees and service providers who need it to provide products or services to you.
How does Stellar collect my personal information? We collect your personal information, for example, when you apply for a loan or give us your income information; provide employment information or show your government-issued ID; or give us your contact information. We also collect your personal information from others, such as credit bureaus, affiliates, or other companies.
Why can’t I limit all sharing? Federal law gives you the right to limit only sharing for affiliates’ everyday business purposes (information about your creditworthiness); affiliates from using your information to market to you; and sharing for nonaffiliates to market to you. State laws and individual companies may give you additional rights to limit sharing. See Section 10 and the state notices below for more on your rights under state law.
Definitions. Affiliates: companies related by common ownership or control. They can be financial and nonfinancial companies. Our affiliates include companies with a common ownership interest, such as real estate holding and commercial lending businesses; we do not share your personal information with them. Nonaffiliates: companies not related by common ownership or control; we do not share with nonaffiliates so they can market to you. Joint marketing: a formal agreement between nonaffiliated financial companies that together market financial products or services to you; we do not jointly market.
Other important information. California: Under the California Financial Information Privacy Act we will not share your nonpublic personal information with nonaffiliated third parties for their marketing purposes without your consent. Vermont: We will not share information we collect about Vermont residents with nonaffiliates for marketing without your consent.
