Prince George's County sits inside the Washington, DC metropolitan high-cost area, so its conforming limit is the FHFA ceiling of $1,249,125 rather than the national baseline of $832,750. That matters: a loan that would be jumbo elsewhere in Maryland can still be a conforming loan here, with conforming pricing and guidelines.

Prince George's County: the more attainable side of the Washington suburbs

Prince George's County wraps around the eastern side of Washington, and for many buyers priced out of Montgomery County and Northern Virginia it is where a first home becomes possible. Bowie, Upper Marlboro, Largo and Mitchellville are established single-family and townhouse markets; Laurel, Greenbelt, College Park and Hyattsville along the Green Line and Route 1 serve the University of Maryland and federal employers at Goddard, NOAA and the USDA research center; and Clinton, Fort Washington and Brandywine to the south sit near Joint Base Andrews.

The county is part of the Washington high-cost area, so the FHFA ceiling applies to conforming loans even though prices here are generally well below that figure, which means nearly every purchase fits within conforming guidelines. FHA is heavily used in the county, and VA financing is a large share of our business near Andrews. Older housing in the inside-the-Beltway neighborhoods brings the usual condition items into an FHA appraisal, and the county's many townhouse and condominium communities bring association documents into the approval.

Steve Umansky, NMLS #61764, is our licensed Maryland originator and handles Prince George's County files personally from our Southampton, Pennsylvania office, with the closing at a Maryland title company. Stellar is not currently a participating lender for the Maryland Mortgage Program's bond and assistance products; we offer conventional, FHA and VA financing here and will point you to the state program, or to the county's own first-time buyer programs, when one is the better fit.

How closings work in Maryland

Maryland closings are handled by a title company or a settlement attorney; an attorney is not required, though many buyers in the Washington suburbs use one. What surprises buyers is the closing-cost variation: recordation and county transfer taxes are set locally and differ substantially from one county to the next, so the same purchase price closes for noticeably different amounts in, say, Baltimore County and Montgomery County.

Maryland has a state transfer tax plus county transfer and recordation taxes that vary by county. By law, first-time Maryland homebuyers get a reduced state transfer tax rate on an owner-occupied purchase, and the parties' split of the remaining taxes is a matter of contract. Baltimore City rowhomes can also come with ground rent, a legacy lease on the land under the house, which the title work has to identify and the lender has to account for. FHA loans and first-time buyer programs in Prince George's County

We are not currently a participating lender for the Maryland Mortgage Program's bond and assistance products. What we do offer Maryland buyers: conventional loans with as little as 3% down for qualifying first-time buyers, FHA at 3.5% down, VA with $0 down for eligible service members and veterans (a large share of the market near Fort Meade, Aberdeen Proving Ground, and Andrews), USDA $0-down financing in eligible areas of the Eastern Shore and rural counties, and jumbo, renovation, and investor programs. If a Maryland Mortgage Program product is the right fit, we will say so and point you to it. Official agency source: Maryland Mortgage Program (Maryland DHCD). Program guides: conventional, FHA, VA, USDA. FHA limits are set by HUD for each county or city; we check the figure for the property address before quoting.

Washington-area counties sit in the FHFA high-cost area, so their conforming limit is the ceiling rather than the national baseline. A loan that would be jumbo in Baltimore County can be a conforming loan in Montgomery or Prince George's County, with conforming pricing and guidelines. We check the county before we quote.
